The best West Contra Costa schools in 2026 — ranked, with the catch

GreatSchools ratings tell only half the story. Here's the real West County school landscape — public and private — and which homes get you into which districts.

If you're moving to West Contra Costa for the schools, the data is real, but it's also more nuanced than a GreatSchools score. Here's the full picture as of 2026.

The ranking

Using 2024–2026 standardized testing, college-acceptance data, and California School Dashboard outcomes:

1. **Albany Unified School District** (Albany) - Marin Elementary 8/10 - Albany Middle 9/10 - Albany High 9/10 - The clear #1. Tight K-12 progression, strong outcomes, very small district.

2. **West Contra Costa Unified - El Cerrito attendance area** - Madera Elementary 8/10 - Korematsu Middle 8/10 - El Cerrito High 7/10 - Strong, especially for hill El Cerrito addresses.

3. **West Contra Costa Unified - Pinole attendance area** - Ellerhorst Elementary 7/10 - Pinole Middle 5/10 - Pinole Valley High 6/10 - Solid elementary, drops at middle. Many families go private at 7th grade.

4. **John Swett Unified** (Crockett, Rodeo, parts of Hercules) - Carquinez Middle 6/10 - John Swett High 5/10 - Smaller district, more individualized attention, lower top-end test scores.

5. **West Contra Costa Unified - Richmond attendance area** - Mira Vista K-8 5/10 - De Anza High 4/10 - Most school-focused buyers don't end up here. Strong magnet options exist (Madera, Korematsu via inter-district transfer).

The catch — what GreatSchools doesn't tell you

GreatSchools weights standardized test scores heavily. That's a proxy for socioeconomic mix more than instructional quality. A few things to know:

**Inter-district transfers are real.** West Contra Costa Unified allows transfers between attendance areas. A Richmond family can sometimes get their kid into Korematsu or Madera through a transfer. This is annual, never guaranteed, but a real option.

**Magnet programs exist.** Korematsu Middle is a magnet for arts. Several El Cerrito and Albany elementary programs have specialty tracks (immersion, GATE). These often outperform the school average.

**Private school is common.** Across West County, around 25% of families end up private for at least part of K-12. Strong options include Prospect Sierra (El Cerrito), Tehiyah Day School, and a few of the religious-affiliated schools. Budget $25–$40K/year per child if this is part of your plan.

**Catchment matters.** Inside El Cerrito, the catchment for Madera Elementary covers only specific blocks. Make sure the house you're considering is in the catchment before you commit. The street next door may be in a different elementary school.

What I tell families

If schools are your dominant factor and budget allows: **Albany.** It's small, but the schools are real and the K-12 progression works. Expect to pay $1.2M–$1.5M for an entry-level Albany single-family home.

If you want strong schools but need more home for the dollar: **El Cerrito hills.** The Madera/Korematsu catchment delivers 80% of the Albany outcome at 70% of the Albany price.

If you want top schools at a meaningful discount: **Lafayette.** Acalanes Union High School District is one of California's strongest. Median price is $2.35M — higher than the WCC core but worth the math if schools are non-negotiable.

If schools are important but not your dominant priority: **Pinole** at the elementary level, with a private high school plan or a planned move to better high schools at age 13.

Decision framework

Before you commit to a home for school reasons:

1. Confirm the catchment in writing (county assessor + district website). 2. Visit the schools, not just the website. Schools change. Visit during a school day. 3. Talk to current parents. Five real conversations with current families tells you more than any rating. 4. Have a backup plan. Even great public schools can have a bad year. Private and transfer options matter as risk mitigation. 5. Optimize for the K-5 years first. Middle and high school can be revisited.
