When's the best time of year to sell in the East Bay?
Short answer
March-May and September-October are historically the strongest. But the East Bay sells year-round, and the right pricing strategy matters more than season.
Historically, two peak windows in the East Bay: - March through May: Strongest months. Family buyers want to be in their new home before the next school year starts. Inventory is typically lower than peak demand. - September through October: Second peak. Buyers who didn't find a home in spring come back ready to write. Tech and corporate hiring cycles often drive demand.
Slower months (relative — not bad, just slower): - November-January: Holiday season slows activity. But motivated buyers tend to be the only ones in market, which can produce strong offers without competition. Less inventory = less competition for sellers too. - August: Vacation month — some buyers are out of town, but serious ones are still in market.
The truth: the East Bay market is strong year-round. Roger has closed major transactions every month of the year. The right pricing strategy, photography, and marketing matter far more than the calendar.
What matters more than season: 1. Pricing (the #1 driver). 2. Presentation (staging, photography, condition). 3. Timing within the week (Wednesday-Friday MLS hit, weekend open houses). 4. Marketing strategy (full Bay Area MLS + targeted buyer database).
