Where in the East Bay can I still buy a 3-bed under $900K?

Hercules, Pinole, parts of Richmond, San Pablo, El Sobrante, and Hayward / San Leandro. Each has different trade-offs on commute, schools, and pocket-by-pocket value.

West Contra Costa County (Roger's primary territory): - Hercules: 3-bed homes regularly available $750K-$900K. Newer construction in the Bayside/Promenade tracts holds value best. Older Foxboro pockets are cheaper but often need updating. - Pinole: Old Town Pinole has charming smaller homes in the $700K-$850K range. Pinole Valley has larger lots and more square footage in the $800K-$950K range. - San Pablo / El Sobrante: 3-beds available from $600K. Pocket variance is large — some streets trade at $400/sqft, others at $550/sqft. - Richmond (specific neighborhoods): Annex, Hilltop, Point Richmond areas. Some $700K-$900K options exist. Avoid certain pockets without local guidance.
Inner East Bay: - El Cerrito (eastern side, near the hills): $850K-$1M for smaller 3-beds. Excellent BART access. - Albany (specific blocks): Above $900K in most cases, but occasional finds.
