There are no retainers, no upfront fees, no advisory charges, no "discovery session" fees, no premium consultation packages. Just a real conversation.

Here's how Roger gets paid:

- If you list with Roger: Commission is paid at close from sale proceeds. If the property doesn't sell, Roger isn't paid. Commission is always negotiable. - If Roger represents you as a buyer: In nearly all California transactions, buyer representation is paid by the seller through a cooperating broker commission included in the listing agreement. You don't pay Roger directly out of pocket. - For consultations, walkthroughs, valuations, market reads: Free. No fee unless and until a transaction closes.

The 20-30 minute first conversation typically covers your situation, your timeline, your options, and a realistic read on what's possible. You walk away with clarity. There's no expectation that you'll list with Roger after — many of these calls end with "you don't need a realtor right now, here's what to do instead."
