Can you work with a non-English-speaking elderly parent on the sale of their home?
Short answer
Yes. This is one of the most common situations in family-transition sales. I work directly with the parent in their language, and coordinate decisions across the family.
Working with non-English-speaking elderly parents is one of the most common patterns in family-transition real estate. Several considerations:
Language access: - I work in English, Spanish, and (with translation support when needed) Mandarin, Cantonese, Tagalog, Vietnamese, Korean, Hindi, and Punjabi. - For other languages, I work with East Bay translators who specialize in real estate documents.
Respecting the parent's role: - The home is often the parent's life work. Decisions about it carry emotional weight beyond the transaction. - I conduct walk-throughs at the parent's pace, in their language, and explain options without rushing. - Final decisions involve the family but respect the parent's voice.
Coordination with adult children: - Adult children often live out-of-area and have power of attorney or are the practical decision-makers. - I keep the parent informed in their language, and the family informed in English. - Family meetings happen in whichever language works best.
Cultural considerations: - Some cultures avoid talking about death directly when settling end-of-life arrangements. I respect that and use indirect language when appropriate. - Family hierarchy matters — I follow the family's lead on who speaks for the family. - Religious or cultural practices around the home (shrines, ancestor tablets, prayer spaces) are honored during the transition.
Documentation: - Translated summaries of contracts and disclosures provided in the parent's language. - Notary services can be arranged with translators present when signatures are required.
This kind of work doesn't appear in real estate brochures but it's a large part of what I do.
